Most of the year, roof drains in the UAE sit dry and forgotten. Then a winter storm drops a large amount of rain in a few hours, and every weakness in the drainage system shows at once: ponding, overflowing parapets and water coming through ceilings. A little preparation before the season makes a big difference.
Clear the outlets
Sand, dust, leaves and construction debris build up around roof outlets over the dry months. Remove the dome grates, clear the outlets and check that water flows freely into the downpipes.
Check the grates
Dome grates on roofs stop debris from blocking the outlet even when partly covered. Flat grates suit trafficked terraces. Replace any cracked, missing or poorly fitted grates.
Inspect the membrane connection
Look at where the waterproofing meets each drain. A loose clamping ring or a lifted membrane edge is a common source of leaks. Have it repaired before the rain arrives.
Confirm the overflow route
Every roof needs an emergency route for water if the main drains are overwhelmed. Scupper outlets or overflow pipes through the parapet should be clear and set at the right level.
Look for ponding areas
Areas where water collected last season point to settled screed or a missing outlet. On terraces with pavers, a raised pedestal floor can keep the walking surface dry while water drains underneath.
Balconies and planters
Balcony drains and planter outlets block easily with soil and leaves. Make sure planters have proper drainage outlets and filter layers.
Which roof drain where?
| Area | Drain |
|---|---|
| Flat roofs and plant decks | Dome roof drain (cast iron, 3″/4″) |
| Terraces and walkable roofs | Flat roof drain with removable grate |
| Parapet walls and overflow | Scupper roof drain (4″ side outlet) |
| Planters and roof gardens | Planter drain with mesh dome |
| Downpipe and wall outlets | Stainless steel outlet flaps |
A 10-point pre-season checklist
- Clear every outlet of sand and debris.
- Check that grates and domes are fitted and undamaged.
- Test-flow each drain with a hose.
- Check the membrane clamping rings.
- Clear scuppers and overflow outlets.
- Check downpipes are not blocked.
- Inspect planter outlets and filter layers.
- Lift a paver to check drains under pedestal floors.
- Photograph any problem areas.
- Book repairs before the first storms.
After the storm
Look for ponding marks, stained ceilings and debris lines. They show which drains are undersized or blocked and need upgrading before the next season.
